    摘要: 目前相關研究對於住宅權屬決策之探討,多著重於分析家戶首次購置住宅或由租屋至擁屋影響因素之分析,對於擁屋家戶換屋決策探討之研究並不多。由於換屋之遷移成本與交易成本極高,多數擁屋家戶不會因家戶所得或住宅價格之些許改變,而進行換屋之決策。本研究以擁屋家戶為觀察對象,探討其換屋決策之影響因素。本研究引用華人家庭動態資料庫(Panel Study of Family Dynamics,簡稱PSFD)所調查之回溯資料(retroactive data)以及橫斷面跨時資料(panel data),以第一年計畫RI1999主樣本為分析對象,進行擁屋家戶換屋決策之探討,將其影響因素分為個人社會經濟屬性、住宅市場經濟因素,以及目前住宅之住宅特性。研究方法採用比例危險模型(proportional hazard model),由動態的觀點分析擁屋家戶換屋之主要影響因素。
    Previous literatures of housing tenure choice focus on the factors that affect first-time housing buying and the transition from renting to owning for households, but rarely analyze the relocation decisions of homebuyers. Due to the moving and transitions costs, most homebuyers do not move routinely in response to small change in household income and housing price. The possible decisions for first time homebuyers include remaining homeownership, second time home buying for housing adjustment, and the transition to renting status. We would construct the proportional hazard model model to analyze the relocation decisions of first time homebuyers from the dynamic viewpoint, and we would classify the factors that affect the relocation decisions into three categories, including household social-economic characteristics, housing market conditions and the characteristics of current house. Our empirical data is retrieved from Panel Study of Family Dynamics (PSFD) surveyed in Taiwan.
